By visiting our website, submitting an inquiry, registering an account, booking a site visit, or engaging with any of our services, you confirm that you are at least 18 years of age and have the legal capacity to enter into this agreement.

About GS Luxury Realtor

GS Luxury Realtor is a premium real estate advisory and brokerage firm offering residential and commercial property solutions. Our services include property listings, investment advisory, site visit facilitation, buyer consultations, and channel partner programs.

Our corporate office is located at Royal Class Building, DIP 1, Dubai . We operate across markets in India and the UAE, facilitating transactions in luxury residential projects including CP Greens and other developments.

We act as an authorised sales partner and marketing agent for various developers. We do not hold title to any property listed on our platform unless explicitly stated.

Use of Website

You agree to use this website only for lawful purposes and in a manner that does not infringe the rights of others. You agree not to:

• Use the website in any way that is unlawful, harmful, fraudulent, or deceptive.
• Attempt to gain unauthorised access to any part of the website or its related systems.
• Transmit any unsolicited or unauthorised advertising, spam, or promotional material.

All property information, images, floor plans, amenity details, pricing, and specifications displayed on our website are provided for general informational purposes only. While we make every effort to keep listings accurate and up to date, we make no warranty or representation regarding:

• The accuracy, completeness, or currency of property listings.
• Availability of any specific property or unit at the time of inquiry.
• Prices, which are subject to change without notice at the sole discretion of the developer.
• Regulatory approvals, RERA registrations, or completion timelines, which are governed by the respective developer.

GS Luxury Realtor acts as an authorised marketing agent and is not the developer. Any discrepancies between marketing material and final delivery are the developer's sole responsibility.

User Registrations & Accounts

To access certain features of our platform — such as the seller portal, channel partner dashboard, or inquiry tracking — you may be required to create an account. By registering, you agree to:

• Provide accurate, current, and complete information during registration.
• Maintain and promptly update your account information as needed.
• Keep your login credentials confidential and not share them with any third party.
• Accept full responsibility for all activities that occur under your account.

We reserve the right to suspend or terminate any account at our discretion, including for violation of these Terms, provision of false information, or inactivity.

Booking & Payments

Any booking, expression of interest, or payment made through our platform or in association with our services is subject to the following conditions:

• Booking amounts are collected as per the developer's or project's specific payment plan and are non-transferable unless otherwise agreed in writing.
• All payments are subject to applicable taxes including GST as per Indian law, or VAT as applicable in the UAE.
• Receipts and booking confirmations will be issued upon successful realisation of payment.
• GS Luxury Realtor acts only as a facilitator between the buyer and the developer. The sale agreement, allotment letter, and possession are governed by the developer's terms.
• All cheques, bank transfers, or digital payments must be made in favour of the developer or as specified in the booking documents. GS Luxury Realtor does not accept direct payments for property purchases on behalf of developers unless specifically authorised.

Cancellation & Refund Policy

Cancellation and refund policies for property bookings are governed by the respective developer's Sales Agreement and applicable real estate laws (including RERA where applicable). GS Luxury Realtor's role in such matters is limited to facilitation.

However, with respect to services directly offered by GS Luxury Realtor:

• Consultation fees, advisory retainers, or service charges paid to GS Luxury Realtor are generally non-refundable unless otherwise agreed in a written service contract.
• In cases of genuine error or duplicate payment, refund requests must be submitted in writing within 7 working days of the transaction.
• All refund requests will be reviewed and processed within 15–30 working days subject to verification.

Intellectual Property

All content on this website — including but not limited to text, graphics, logos, photographs, videos, floor plans, brochures, and software — is the intellectual property of GS Luxury Realtor or its content suppliers and is protected by applicable copyright, trademark, and intellectual property laws.

You are granted a limited, non-exclusive, non-transferable licence to access and use this website for personal, non-commercial purposes only. You may not:

• Reproduce, copy, distribute, or republish any content without written permission.
• Use our brand name, logo, or trademark in any manner without prior written consent.
• Create derivative works based on our content or website design.
• Use our content for commercial purposes, including property resale platforms, without authorisation.

Any unauthorised use of our intellectual property may result in legal action.

Communication Consent

Governing Law & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the laws of India. For transactions involving UAE-based operations, applicable UAE laws and regulations shall apply concurrently where relevant.

In the event of any dispute, controversy, or claim arising out of or relating to these Terms or any transaction facilitated through GS Luxury Realtor, the parties agree to first attempt resolution through good-faith negotiation.

If the dispute cannot be resolved amicably within 30 days, it shall be subject to the exclusive jurisdiction of the competent courts in India , unless otherwise agreed upon in writing.

Amendments to These Terms

GS Luxury Realtor reserves the right to revise, update, or modify these Terms and Conditions at any time without prior notice. When we make material changes, we will update the "Last Updated" date at the top of this page.
